What’s the cost to buy a house?

It’s not just the listing price of a home; you’ve also got to factor in closing costs, an umbrella term for all types of fees and costs associated with buying a home, including, for example, loan origination fees, the cost of a home inspection, attorney’s fees, and account for property taxes and homeowner’s insurance. Typically, they’re an additional two to five percent of the home’s purchase price. One thing you will not have to pay as the home buyer, is the realtor commission. The realtor commission is paid for by the seller.

Not preparing your home for sale

One of the challenges of listing your home on the market is showing your home to prospective buyers. Generally speaking, the cleaner, less cluttered, and more well-decorated your home is, the more appeal it can have. 


Don’t Slack on Home Maintenance

A long list of maintenance issues can turn buyers off and potentially decrease the value of your home. If a home is disorganized or appears in disrepair, buyers may be more skeptical about its condition when they’re considering an offer. Simple household maintenance like clean windows, mowed lawns, and a clean entryway can make a big difference.


Avoid costly renovations

Many sellers consider making renovations or improvements to increase their home’s value. Renovations can be costly, and you won’t always recover the cost in the purchase price. Furthermore, some buyers prefer to make their own renovations to personalize the space. Be sure to carefully consider any renovations if your goal is to add to the home’s value.


Don’t wait until spring to sell your home

It’s often said that spring and summer are the best times to buy or sell a house. For this reason, you might hold off listing your home until this time of the year. Postponing the sale of your home until spring could result in greater competition due to a larger pool of available properties. However, if you were to list your home during the winter, less competition will make it easier for buyers to notice your property.
